Mildew on a bathroom ceiling, a basement wall, or the north side of a house isn't a paint problem — it's a moisture problem with a paint symptom. Painting over mildew without treating it just hides it for a few weeks before it bleeds back through.

We treat mildew the way it needs to be treated: clean and kill the existing growth with the right antimicrobial, address the surface contamination, prime with a mildew-resistant primer, and repaint with a paint formulated to inhibit future growth.

Our Process

Kill, seal, prevent.

Affected areas are first cleaned with a diluted bleach or commercial antimicrobial solution. We let it dwell long enough to actually kill the growth, then rinse and let the surface dry fully before any paint touches it.

Once dry we apply a stain-blocking, mildew-resistant primer — Zinsser Perma-White Mold & Mildew-Proof or Kilz Mold & Mildew — and follow it with a topcoat that has built-in mildewcide. We also identify the moisture source so the problem doesn't come back.

What we use against mildew.

Zinsser Perma-White and Mold Killing Primer for interiors. Sherwin-Williams Pro Industrial Pre-Catalyzed Epoxy for high-humidity rooms. For exteriors, Benjamin Moore Aura Exterior, which carries a 5-year mildew resistance warranty.

We never paint over mildew without killing it first — that's the entire reason mildew comes back through repaints.

Is this mold remediation?

No — we treat surface mildew on painted surfaces. Active black mold growth (Stachybotrys) or mold inside wall cavities is a remediation job for a licensed mold remediator. We can refer one.

Will the mildew come back?

Not if the moisture source is addressed and we use the right primer and paint. We'll point out what's causing the dampness so you can fix it.

Can you do bathroom ceilings?

Yes — bathroom ceilings are our most common mildew repaint. We use a moisture-rated antimicrobial primer and a mildew-resistant ceiling paint.

Are you licensed, bonded, and insured?

Yes — full general liability, workers compensation, and an umbrella policy. We're happy to send certificates of insurance to your management company or HOA before the job starts.

Do you offer a workmanship guarantee?

Every project we do is backed by a 2-year workmanship guarantee. If something fails for a reason that's on us, we come back and make it right.

How long does an estimate take?

Most estimates go out within a few days of the on-site visit. Larger projects with multiple finishes or phased scope may take up to a week so we can price it properly.

Do you handle prep work like patching and sanding?

Yes — proper prep is the entire reason our finishes last. Patching, sanding, caulking, priming, and surface cleaning are all included in the line-item scope, not surprise add-ons.
