Commercial Painting for Offices, Retail & Multi-Unit Buildings

After-hours crews, phased execution, and consistent finishes across every door — built around your operations.

Overview

Commercial painting that works around your business.

A commercial paint job is judged differently than a home repaint. The walls need to look right, yes — but the project also needs to finish on time, stay inside the budget that finance approved, and not interrupt the people who actually use the space.

For fifteen years we've painted offices, retail, restaurants, medical buildings, warehouses, and apartment communities across Dupage and Kane counties. We work nights and weekends when occupied buildings need us to, we phase larger projects floor by floor, and we use commercial-grade products that hold up to constant traffic and frequent cleaning.

Our Process

Built for occupied buildings.

Commercial scoping starts with a walk-through with you or your facility team. We measure, photograph, note existing finish conditions, and identify drywall and surface repairs. The estimate that comes back is itemized by area, surface, and coat so there's no ambiguity about what was bid.

Scheduling is built around your operations. For occupied offices we typically work evenings and weekends. For retail and restaurants we work between closing and opening. For warehouses and apartment turn-overs we phase the work area by area so the building stays operational.

What's Included

Commercial scope, fully detailed.

Every commercial proposal from Pristine includes the items below in writing, with line-item pricing your finance and facilities teams can review.

Site Survey & Itemized Scope

Walk-through with photos, surface notes, and a written scope that separates walls, ceilings, trim, doors, and frames so each line item can be adjusted before approval.

After-Hours & Weekend Crews

Evening, overnight, and weekend scheduling for occupied offices, retail, restaurants, and medical buildings, with security and alarm coordination.

Phased Multi-Floor Execution

Large projects are sequenced floor by floor or wing by wing with daily handoffs, so your team always knows which areas are released back to use.

Compliance Documentation

Certificates of insurance, lien waivers, low-VOC product data sheets, and color schedules supplied up front, with daily site logs on larger projects.

Materials & Finishes

Commercial-grade coatings built for traffic.

We standardize on Sherwin-Williams ProMar 200 and ProClassic, Benjamin Moore Ultra Spec, and PPG Speedhide Pro-EV for most interior commercial work — scrubbable products that resist scuffing in corridors and hold up to cleaning chemicals.

For high-impact areas like elevator lobbies, stairwells, and back-of-house kitchens we move to higher-build coatings and epoxy-modified finishes. Low-VOC and zero-VOC options are available across every line for medical, dental, and daycare environments.

Why facility teams choose Pristine.

Why Pristine

Why facility teams choose Pristine.

Predictable scheduling.

We do what we say on the day we said. Property managers keep coming back because our crews show up and finish on the date promised.

Consistent finish across the building.

Color and sheen consistency from one door to the next is the hardest thing to get right on big jobs. Our QC walks are built around it.

One point of contact.

You get a project lead who answers their phone and gives you straight updates — not a different rep every week.

Timeline & Planning

Realistic timelines for commercial work.

A small office suite usually wraps in one to three nights of after-hours work. A typical single-floor office repaint runs five to ten working nights. Multi-floor projects are phased and can stretch over four to eight weeks, with individual areas released back to use within days.

Apartment and townhome turn-overs are quoted per unit with guaranteed turn times so property managers can market around a predictable schedule.

Frequently Asked

Common questions.

Can you work after hours so we don't have to close?

Yes. Most of our office, retail, and medical work is done evenings, overnights, and weekends. We coordinate access with your security and cleaning vendors as part of mobilization.

Do you carry the insurance we need on file?

Yes — full general liability, workers compensation, and umbrella coverage. We provide certificates with your management company named as additional insured on request.

Can you handle multi-site contracts?

Yes. We maintain standardized color schedules and finish specifications across portfolios of office, retail, and multi-family properties for regional owners.

Are you licensed, bonded, and insured?

Yes — full general liability, workers compensation, and an umbrella policy. We're happy to send certificates of insurance to your management company or HOA before the job starts.

Do you offer a workmanship guarantee?

Every project we do is backed by a 2-year workmanship guarantee. If something fails for a reason that's on us, we come back and make it right.

How long does an estimate take?

Most estimates go out within a few days of the on-site visit. Larger projects with multiple finishes or phased scope may take up to a week so we can price it properly.

Do you handle prep work like patching and sanding?

Yes — proper prep is the entire reason our finishes last. Patching, sanding, caulking, priming, and surface cleaning are all included in the line-item scope, not surprise add-ons.
