Concrete Sealing
Concrete Floor Sealing & Finishing
Penetrating sealers and decorative finishes that protect, brighten, and extend the life of bare concrete.
Overview
Concrete sealing done with the right product, not just any product.
Bare concrete is porous. It soaks up oil, salt, water, and whatever else hits it — and once it's stained, it's nearly impossible to clean. Sealing concrete protects the slab, brightens its color, makes it easier to clean, and adds years of life.
But sealer choice matters. The wrong product makes the floor slippery, peels in a few months, or traps moisture. We spec sealers based on the slab condition, the use case, and whether you want a wet look, a satin look, or a totally invisible finish.
Our Process
How concrete sealing should be done.
We start by power washing or grinding the surface clean, depending on how dirty or sealed it already is. Then we test for moisture and existing sealer residue — applying new sealer over old without testing is how floors end up sticky or cloudy.
Once the slab is clean and tested, we apply the sealer in two thin even coats with the right roller or sprayer for the product. Most sealers cure walkable in 4–6 hours and fully ready in 24–72.
What's Included
What's in a sealing project.
Each sealing quote breaks out cleaning, prep, sealer choice, and any decorative add-ons.
Surface Cleaning
Power wash and degrease, or full diamond grind if existing sealer needs to come off.
Sealer Selection
We help you pick between penetrating, acrylic, polyurethane, or epoxy sealers based on use and the look you want.
Two-Coat Application
Thin even coats applied with the right tool for the product — no thick gummy build-up.
Slip-Resistance Option
Non-slip aggregate available for any sealer if the floor will get wet.
Materials & Finishes
Sealers we carry.
Penetrating silanes and siloxanes for invisible water and stain repellency. Acrylic sealers for a satin or wet-look finish. Polyurethane topcoats for high-traffic areas like commercial floors or workshop floors. Epoxy for full color and chemical resistance.
All our sealers are from professional suppliers — Prosoco, Sherwin-Williams General Polymers, Rust-Oleum Concrete Saver — not big-box DIY products.

Why Pristine
Why our sealing work holds.
Right sealer for the slab.
Driveway, basement, patio, and shop floor each need different products. We don't use one sealer for everything.
Real surface prep.
Failed sealers almost always come down to a dirty slab. We clean and test before any sealer goes down.
Two thin coats, not one thick one.
Thick application is what makes sealers sticky and cloudy. Thin even coats cure clear and last longer.
Timeline & Planning
Sealing timelines.
Most residential concrete sealing wraps in one or two days. Larger commercial slabs are scheduled by square footage. The floor is walkable in 4–6 hours after the final coat and fully cured within three days.
