Concrete sealing done with the right product, not just any product.

Bare concrete is porous. It soaks up oil, salt, water, and whatever else hits it — and once it's stained, it's nearly impossible to clean. Sealing concrete protects the slab, brightens its color, makes it easier to clean, and adds years of life.

But sealer choice matters. The wrong product makes the floor slippery, peels in a few months, or traps moisture. We spec sealers based on the slab condition, the use case, and whether you want a wet look, a satin look, or a totally invisible finish.

Our Process

How concrete sealing should be done.

We start by power washing or grinding the surface clean, depending on how dirty or sealed it already is. Then we test for moisture and existing sealer residue — applying new sealer over old without testing is how floors end up sticky or cloudy.

Once the slab is clean and tested, we apply the sealer in two thin even coats with the right roller or sprayer for the product. Most sealers cure walkable in 4–6 hours and fully ready in 24–72.

Common questions.

Will sealer make my floor slippery?

Only film-forming sealers can — and even those we treat with non-slip aggregate where needed. Penetrating sealers don't change the slip rating.

Can you seal an old stained driveway?

Yes. We pressure wash, treat the worst stains, and apply a penetrating sealer. Sealer won't remove existing stains but will prevent future ones.

How often does sealer need to be reapplied?

Penetrating sealers usually go 5–10 years. Acrylic and film-forming sealers re-coat every 2–5 years depending on traffic.

Are you licensed, bonded, and insured?

Yes — full general liability, workers compensation, and an umbrella policy. We're happy to send certificates of insurance to your management company or HOA before the job starts.

Do you offer a workmanship guarantee?

Every project we do is backed by a 2-year workmanship guarantee. If something fails for a reason that's on us, we come back and make it right.

How long does an estimate take?

Most estimates go out within a few days of the on-site visit. Larger projects with multiple finishes or phased scope may take up to a week so we can price it properly.

Do you handle prep work like patching and sanding?

Yes — proper prep is the entire reason our finishes last. Patching, sanding, caulking, priming, and surface cleaning are all included in the line-item scope, not surprise add-ons.
